Do I need an appointment? Do you take walk-ins?
During the weekdays no appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Saturday tours are by appointment only. A valid government ID must be provided to tour the community.

Why do your prices have ranges?

The prices will range on each floor plan depending on the size of the room, closet size, if it has a private bathroom, and if it has a private entrance.

What is the application fee and is it refundable?
The application fee is $40 per applicant. The fee can be paid online with a credit or debit card. All application fees are nonrefundable.

How do I apply?
From the home page of you will select applicant from the login tab. You will then be prompted to register for an account and select the floor plan of the style you would like to apply for.


Which utilities do I pay?

Included in the rent are water and sewer. Residents are solely responsible for a $100 trash fee per lease contract. Residents and their roommates will share the costs of gas and electric through Consumers Energy, as well as any cable and/or internet they would like to set up. You must also provide a renter’s insurance policy with a minimum coverage amount of $100,000.

What is the security deposit?
Security deposits will vary depending on qualifying criteria. Standard approval will result in a $300 security deposit, and conditional approval will result in a deposit equaling 1.5 months’ rent.

When is my rent payment due? What day of the month am I liable for a late charge?
Rent is always due between the 1st and 3rd of every month. Any payment made after the 11:59pm EST on the 3rd will result in a $75 late fee.

How can I pay my rent?
Rent can always be paid online at Payments can be made using a credit or debit card, or a checking or savings account.


What kind of pets do you allow? How many pets may I have?
A maximum of two (2) approved pets, cats or dogs, are allowed per home.

A one-time nonrefundable pet deposit of $250 will be required per pet. Monthly pet rent is $30 per pet. Breed restrictions apply, please contact the office for details.

If I get a job transfer, can I break the lease?
We do not offer a lease break option. Your entire lease term must be fulfilled.

How can I refer a friend?
If you love The Bronco Club and want to refer a friend, please let our office know! Your friends just need to mention your name at the time of application and you can receive $300 per person once they move in!

If something needs to be repaired in my apartment, how do I report it?
You may call the office or submit work orders online through your resident account.

There is a person who might be staying with me for a while, is that permitted by the lease?
Guests are allowed to visit for up to two weeks. Please notify the office if someone is temporarily staying with you. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.

I will be moving out. What do I need to do?
We require a 60-day written notice, which you are responsible through, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.

Do you have cable/Internet services?
Residents are able to set up any cable/internet service they would like. The most common providers in our area are Charter Communications and AT&T. If the resident wishes to install a satellite they must pay a one-time installation fee of $100 as well as provide additional renter’s insurance coverage.

Can I grill on property?
Section 308 of the Kalamazoo Fire Prevention Code prohibits gas or charcoal grills within or on balconies and decks of multiple residential housing. We do have a charcoal grill by the volleyball court for your use.
