Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
The application fee is $50 per person 18 and older occupying the townhome. The fee can be paid online with a credit or debit card. There is an admin fee of $50 per lease. All fees are nonrefundable.
You can apply online by finding the "Apply Online" button on the right-hand side of the main menu on our property website. You can also stop in the office for a paper application during business hours.
Yes, we do offer flexible lease terms. Options may vary so please contact the office for the most up-to-date information.
You are responsible for all utilities. Residents and their roommates will share the gas and electric costs through Consumers Energy, as well as any cable and/or internet they would like to set up. Residents are also responsible for trash ($100 flat rate fee per year). Please reach out to your leasing office for more information.
Security deposits will vary depending on qualifying criteria. The security deposit ranges from $300 to 1.5x monthly rent for a full home.
Rent is always due between the 1st and 3rd of every month. Any payment made after 11:59 pm EST on the 3rd will result in a $75 late fee.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
A maximum of two (2) approved pets, cats or dogs, are allowed per home.
A one-time nonrefundable pet deposit of $350 will be required per pet. Monthly pet rent is $30 per pet. Breed restrictions apply. For more details, please see our pet policy page.
Section 308 of the Kalamazoo Fire Prevention Code prohibits gas or charcoal grills within or on balconies and decks of multiple residential housing. We do have a charcoal grill by the volleyball court for your use.
Resident Questions
We do not offer a lease break option. Your entire lease term must be fulfilled.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.
Please let our office know if you love our apartments and want to refer a friend! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in or staying longer than 14 days, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
Residents can set up cable/internet service with a company of their choosing, but we partner with Xfinity.
